Search Faisal Town Mivida City together and the problem shows up fast. One page quotes a price, but another quotes a different one, and neither gives a date. Approval claims are messier. Some pages call a project cleared, while others say it’s still waiting, and few name a document.
Faisal Town Phase 2 and Mivida City both sell residential plots on the Islamabad and Rawalpindi side of the map. Still, a price might be for a file, an allotted plot or a plot you can walk onto. Likewise, development might be finished, half built or only drawn on a brochure.
I wrote this in October 2026 from developer pages, market listings and secondary reports. I haven’t visited either site or spoken to either developer. For this reason, confirm the key points yourself before any money moves.

What Is Faisal Town Phase 2?
Faisal Town Group markets Phase 2 as a large scheme along the M-2 corridor. A developer-linked page puts the area above 32,000 kanals. However, that’s the developer’s number, and I found no authority document confirming the approved land area.
Faisal Town Phase 2 Project Identity
Nearly everything about the project’s identity comes from the developer’s own site. It lists sectors, blocks and payment plans, which shows what’s on sale. Still, it proves nothing beyond that. Also, many portals copy the developer’s rates without a date, so a copied rate is Market-Listed at best. It isn’t a second confirmation.
Faisal Town Phase 2 Location
The developer places Phase 2 at Thalian Interchange on the M-2. Some marketing also adds the planned Rawalpindi Ring Road and a short drive to the airport. Those are advertised links. The official location page shows the developer’s map, but no map tells you what the last stretch of road looks like this month.
Faisal Town Phase 2 Plot Sizes
Developer pages list 5.56 Marla (25×50), 8 Marla (30×60), 10.89 Marla (35×70), 14.22 Marla (40×80), 1 Kanal (50×90) and 2 Kanal (75×120). Commercial plots have a separate page, and market material mentions 5.33 to 13.33 Marla. These are sales inventory figures. In other words, a listed size doesn’t mean that plot has been marked out or handed over.
What Is Mivida City?
Mivida City is a Chakri Road scheme that pitches itself as eco-friendly. Third-party pages name Maxim Investment Group of Egypt as developer and Meinhardt Group Singapore as town planner. However, I couldn’t confirm either from a primary source.
Even the size shifts. For example, one area guide says roughly 7,000 kanals, while another listing says 50,000. Because available sources give different figures, the amount should be verified directly before payment.
Mivida City Location
Existing access. Chakri Road is a real road in use today, and reports put the scheme on it. However, the state of the internal approach is a separate question I couldn’t answer.
Advertised access. Portals talk up closeness to the M-2, Adyala Road and the New Islamabad International Airport. An older report gave about 65 km from Islamabad Zero Point. Still, someone reported that distance. Nobody measured it for this article.
Planned access. Any Ring Road link belongs here until an authority confirms the road is open.
Mivida City Plot Sizes
Older listings show 5.5, 8, 10 and 14 Marla plots, plus 1 Kanal and 2 Kanal, with a smaller-size overseas block. They’re installment products over about 3.5 years. Also, a few listings mark the larger sizes as sold out, which suggests stale inventory pages.
Faisal Town Phase 2 vs Mivida City Location
Both projects sit on the western side of the twin cities, but on different corridors. Phase 2 is described near the M-2 at Thalian, while Mivida City is on Chakri Road. Which one suits you depends on the route you’d drive.
The developer ties Phase 2 to a real motorway, but it doesn’t say how far the gate is from the interchange. Likewise, “ten minutes to the airport” is a marketing line, not a driving time. For Mivida City, reports say the M-2 and Adyala Road are close by. However, that isn’t the same as directly connected. In fact, a scheme can look near a motorway on a map and still sit at the end of a long run through local roads.
What the Map Does Not Tell You
Maps show position and nothing else. They won’t show road condition, traffic, possession, utility connections or whether anything is built. Instead, drive the final stretch at the hour you’d normally travel. Then walk to the exact plot. The sales office doesn’t count.

Whether a road is open should come from the body that builds or runs it. After all, a brochure isn’t that body.
Faisal Town Price vs Mivida City Price
Plot prices online are slippery. For example, one plot size can show up at three amounts on the same afternoon. Therefore, ask what each number is actually the price of.
What Does the Listed Price Mean?
An official price comes from the developer’s schedule. An asking price is what a seller hopes for. A dealer quote, meanwhile, may include a premium. A transaction price is what really changed hands, but public listings almost never show it. Also, a booking amount is only the first payment. A file price buys a right to a future allocation, while a possession price buys a plot you can find on the ground.
Faisal Town Price
Figures move with block, payment method and date.
- April 2026 revision (Market-Listed, reporting a developer change effective April 11, 2026): 5 Marla at Rs 3,975,000, 8 Marla at Rs 5,540,000, 10 Marla at Rs 7,260,000, 14.22 Marla at Rs 9,140,000 and 1 Kanal at Rs 12,330,000. That report also lists earlier rates of Rs 2,790,000, 3,730,000, 4,850,000 and 8,120,000 for the first four sizes.
- Sector P (Developer-Stated, discounted prices when captured): 5.56 Marla at Rs 3,590,000, 8 Marla at Rs 4,990,000, 10.89 Marla at Rs 6,590,000, 14.22 Marla at Rs 8,350,000 and 1 Kanal at Rs 11,290,000.
- Earlier market evidence: Rs 3,475,000 for a 5.56 Marla plot in the Sector O model block, or Rs 3,495,000 with the registration fee.
Developer material and market pages show different sets. Because they describe different blocks and payment contexts, confirm the applicable rate and total payable amount directly. The plot prices page is the developer-side reference.
Mivida City Price
No reliable current figure for 2026 turned up. However, everything I traced is old.
- Earlier market evidence (undated, launch era): Zameen lists 5.5 Marla at Rs 14.99 lakh, 8 Marla at Rs 19.99 lakh, 10 Marla at Rs 23.99 lakh, 20 Marla at Rs 44.99 lakh and 40 Marla at Rs 84.99 lakh.
- Later area guide (undated): 5.5 Marla at Rs 1,699,000, 8 Marla at Rs 2,299,000, 10 Marla at Rs 2,700,000 and 14 Marla at Rs 3,499,000.
- 2026 estimate (Secondary Source): one portal offers “estimated 2026 market rates”, such as Rs 1.85 to 2.35 million for 5 Marla, with no transaction evidence. As a result, it stays unverified.
These figures contradict each other, so I haven’t chosen between them.
Faisal Town Mivida City Price Comparison
| Plot Size | Faisal Town Phase 2 | Mivida City | Evidence Type | Date |
| 5 Marla | Rs 3,975,000; Rs 3,590,000 (Sector P) | No reliable current figure found | Market-Listed; Developer-Stated | April 2026; Sector P undated |
| 8 Marla | Rs 5,540,000; Rs 4,990,000 | No reliable current figure found | Same | Same |
| 10 Marla | Rs 7,260,000; Rs 6,590,000 (10.89 Marla) | No reliable current figure found | Same | Same |
| 1 Kanal | Rs 12,330,000; Rs 11,290,000 | No reliable current figure found | Same | Same |
| Commercial | No reliable current figure found | No reliable current figure found | None | None |
Please don’t subtract one column from the other. The Faisal Town numbers are 2026 rates, but Mivida City’s come from earlier listings, so they can’t stand beside them.
Faisal Town vs Mivida City Payment Plans
Both sell on installments, though the shapes differ. Faisal Town Phase 2 plans combine a down payment with monthly or quarterly installments and a closing payment, and some blocks give a lump-sum discount. The developer posts each plan on its payment plan page. Mivida City listings, in contrast, describe 15% booking, 15% confirmation, about 14 quarterly installments and a payment at possession.
A small booking amount says little about total cost. For example, some plans include development charges in the headline price, while others push them later. Possession charges, transfer charges, taxes, utility fees and premiums can also sit outside the number you see. One Mivida City report said development charges would be deferred for early builders, but that’s a limited offer. Before judging affordability, add the total payable amount to every applicable charge. I haven’t guessed at missing charges, because no source states them reliably.
Faisal Town Mivida City Development Comparison
Each item below is labelled exists now, under construction, planned, advertised or not independently verified.
Roads and Infrastructure
The Faisal Town Phase 2 developer says about 80% of the land is levelled. However, I couldn’t check that. The site visit report describes progress, but it’s still the developer’s own account. For Mivida City Development, older reports say “initial stage”, and I found no recent independent site report.
Electricity, Water and Sewerage
These are three separate questions. Still, nothing I found proves a live connection to a specific block in either project. A Mivida City report says the company would help supply construction water and electricity. That helps a builder, though it isn’t a network. Its wastewater treatment plant stays in the planned column until you see it running.
Parks, Commercial Areas and Houses
Both master plans show parks, boulevards and commercial zones. However, an icon doesn’t mean the park is open. The developer’s blog reports building work on mosques and play areas in Faisal Hills, which is a different scheme. Also, I found no independent evidence of finished houses or occupancy in either project. Because Mivida City’s possession-on-50%-payment offer is undated, current possession isn’t confirmed.
Plot Development
A finished main road doesn’t mean your street is surfaced. Likewise, a mosque rising in one sector doesn’t mean your sector has water. Instead, ask what exists on your exact block, street and plot.

Faisal Town vs Mivida City NOC and Legal Status
A dealer’s word, a WhatsApp screenshot or a brochure isn’t enough for a decision this size. An authority record, however, is.
Faisal Town Phase 2 NOC
Secondary pages say the application reached the RDA and is still being reviewed. Also, one page says the Punjab Housing and Town Planning Agency portal lists the scheme as “Under Process” in Attock District. However, I didn’t open that portal, so treat it as a lead. The developer’s NOC page is society-stated. Meanwhile, I found no NOC number, issue date, approved area, LOP or block-level approval.
Mivida City NOC
The sources pull in opposite directions. Older reports say the NOC awaits the RDA, and one article calls the scheme unapproved. In contrast, other pages say the RDA granted it. A 2026-dated portal also says initial NOCs were obtained. Because those claims don’t describe the same legal position, go to the authority record. Likewise, I found no NOC number, date, approved area or LOP here.
Does the NOC Cover Your Plot?
Approval claimed for a whole society doesn’t automatically cover every parcel. In practice, five things must match: the NOC, the approved LOP, the approved area, the phase and block, and your plot number. If one doesn’t line up, stop and find out why.
Faisal Town vs Mivida City Master Plan
Use each project’s own plan to compare blocks, roads, parks, corner plots and commercial zones. Faisal Town publishes a master plan page, while Mivida City promotes boulevards, golf and sports communities and a town centre.
Master Plan vs Physical Ground Position
A master plan is a proposal. It doesn’t prove anything is built, handed over, connected or usable. Therefore, collect the approved plan, your allotment document, the plot number and proof of physical demarcation.
Faisal Town Mivida City Plot, File and Possession Status
Imagine three people who all say they bought “5 Marla”. One holds a file, a document for a future right. Another holds an allotted plot with a number on the approved plan. The third, meanwhile, holds a possessed plot she can walk to and mark out. Those are three different products, so their prices shouldn’t match.
Never compare a cheap file with a developed or possessed plot. The developer’s file versus plot guide covers the Faisal Town side. However, reports of file overselling and slow transfers at Mivida City are secondary and undated, so check them yourself.
Faisal Town vs Mivida City Facilities and Amenities
| Facility | Faisal Town Phase 2 | Mivida City |
| Parks, schools | Planned | Planned |
| Mosque, healthcare | Not Independently Verified | Not Independently Verified |
| Security | Developer-Stated | Developer-Stated |
| Utilities | Not Independently Verified | Not Independently Verified |
The developer lists education and sports zones as planned on its features page. Still, an icon on a master plan doesn’t show what exists today.
Faisal Town Mivida City for Different Buyer Requirements
I’m not ranking the projects. Instead, this just matches each difference with the priority it affects.
If current development matters most, compare roads, utilities, construction, possession and occupancy. Then ask for dated photos of your own street.
If location matters most, drive the full route to work in peak traffic. Also check the M-2 entry, the Islamabad and Rawalpindi routes and the final approach.
If you’re comparing entry prices, line up booking, total payable, installments, development and transfer charges and premiums, using the same plot size and date.
If documents matter most, ask for the NOC, LOP, approved area, allotment letter and transfer history.
Rawalpindi Ring Road and the Two Projects
Both projects mention the Rawalpindi Ring Road in marketing. However, I couldn’t confirm its operational status, its alignment relative to either project, or any direct interchange. Until then, treat any link as advertised or planned. Some sellers also attach price predictions to the road. I haven’t repeated them, so this article makes no price forecast.
Faisal Town Mivida City for Islamabad and Rawalpindi Property Buyers
The names suggest Islamabad property, yet both schemes sit in the Rawalpindi region. Jurisdiction decides which authority approves layouts and records NOCs. Therefore, if you browse Rawalpindi property and Islamabad property listings together, confirm the issuing authority first. Among housing societies in this belt, approval and development also vary a lot. For comparison, the Faisal Town Phase 2 vs Capital Smart City article uses the same approach, and the buyer guide walks through the process.
Faisal Town vs Mivida City Questions to Ask Before Paying
- What is the exact plot or file number, and which block is it in?
- Is that block inside the approved area?
- Which authority issued the NOC, and does it cover this exact land?
- Can I see the NOC and the approved LOP?
- Is the quoted amount official, market-listed or dealer-quoted?
- Does the price include development charges, and are transfer charges separate?
- Is possession documented, and are utilities actually connected?
- Who is the recorded owner, and are there dues, mortgages or disputes?
- Can I visit the exact plot?
- Do the plot number, master plan and allotment document all match the physical location?
Faisal Town Mivida City Red Flags Buyers Should Check
None of these points at a project as a whole. Instead, each is a specific problem to sort out before paying.
- An old price presented as current.
- A future road described as operational.
- A generic NOC claim with no authority reference.
- A planned facility presented as completed.
- A file price presented as a plot price.
- Missing ownership documents or unexplained charges and premiums.
- A plot number or map that doesn’t match the site.
- Pressure to pay immediately.
- Documents that contradict each other.
Faisal Town vs Mivida City Buying Checklist
Legal: NOC, LOP, approved area, phase, block, issuing authority.
Ownership: allotment letter, transfer record, seller identity, dues.
Plot: number, size, dimensions, road width, land use.
Development: roads, electricity, water, sewerage, possession.
Financial: final price, development and transfer charges, taxes, premiums.
Physical: site visit, demarcation, map check, approach road.
Faisal Town Mivida City: What Buyers Should Check Before Deciding
The evidence is uneven, and that’s the main finding. Faisal Town Phase 2 has dated 2026 rate figures but no authority record I could confirm. Mivida City, in contrast, has older price data and NOC claims that contradict each other. Therefore, for anyone comparing Faisal Town Mivida City, that gap matters more than any single price.
Location and development claims on both sides are advertised or reported. Also, a file, an allotted plot and a possessed plot are three different products. The useful comparison isn’t just the lower number. Instead, it’s the actual product, the legal status, the development level, the total cost and a location that fits how you live and travel.
Frequently Asked Questions About Faisal Town Mivida City
Q1: What is the difference between Faisal Town Phase 2 and Mivida City?
Ans: They sit on different corridors: Phase 2 near the M-2 at Thalian, while Mivida City is on Chakri Road. Price evidence is dated for Faisal Town but old for Mivida City. For this reason, development and approval claims for both need verification.
Q2: What is the Faisal Town Price in 2026?
Ans: Market reporting shows a revision effective April 11, 2026, with 5 Marla at Rs 3,975,000 and 1 Kanal at Rs 12,330,000. However, developer pages show different Sector P figures. Therefore, confirm the rate and total payable amount for your block.
Q3: What is the Mivida City price in 2026?
Ans: No reliable current figure was found, because listings are older, undated or estimates, and they disagree. Instead, ask the dealer for a written, dated quote showing product type, block, charges and total payable amount.
Q4: What is the Mivida City Development status?
Ans: Older reports describe an early-stage project. However, no recent independent report confirms finished roads, utilities or houses. Until a dated site check shows otherwise, treat parks, boulevards and the treatment plant as planned or advertised.
Q5: Is Faisal Town Phase 2 approved?
Ans: Secondary sources describe the NOC as under process with the RDA. However, I found no authority-issued number, date, approved area or LOP. Therefore, don’t read approval into marketing claims. Instead, ask for the documents and verify them.
Q6: Is Mivida City approved?
Ans: Sources conflict. Some say the NOC is pending, while others claim it was granted, but none cited an authority document. For this reason, rely on authority records and approved documents, not on any of those claims.
